This was a particular challenging project (although it seems quite straightforward from this picture) as we had to demonstrate the existing double storey rear extension was build pre 1948. The Planning Officer thought that based on the type of the brickwork bond (showing a cavity wall construction), the existing rear extension must have been built in the last 50 years or so, therefore the Kitchen rear extension should have been sought as a Householder Planning Application, not a Permitted Development Application. We had to use old maps, some of which were showing contradictory information, and in the end the approval came through, only a couple of weeks before the start on site day.
